Job Vacancy: Building Services Engineer (Civil)

About the Role

We are seeking a dedicated Building Services Engineer (Civil) to join a leading Semiconductor Manufacturing facility. You will be responsible for maintaining the structural integrity and soft services of a mission-critical, 24/7 operational environment.

Key Responsibilities

1. Civil & Building Management

• Manage day-to-day civil, and structural maintenance (roofing, flooring, façade, waterproofing, drainage, substructure).
• Diagnose and resolve building defects through root cause analysis and permanent corrective actions.
• Ensure structural integrity and support vibration-sensitive semiconductor environments.

2. Soft Services & Operational Support

• Oversee soft services: Cafeteria, Busses, Janitorial, waste management, landscaping, pest control.
• Ensure soft services meet hygiene and cleanliness requirements.
• Support small-scale renovations, repairs, and facility improvements without disrupting operations.               

3. Preventive Maintenance & Contractor Management

• Develop and maintain preventive maintenance checklists, procedures, and asset care plans for building systems.
• Manage and supervise multiple contractors, including performance monitoring, safety compliance, and contract execution.
• Review and approve method statements, RA/MOS, and permits to work.

4. Compliance, Safety & Audit Readiness

• Ensure compliance with local building codes, hygiene and environmental regulations, and corporate policies.
• Participate in EHS inspections, internal audits, and facility assessments.
• Support emergency response and business continuity for building-related incidents.

5. Stakeholder & Vendor Coordination

• Liaise with internal teams (EHS, Security, Production) to schedule works with minimal impact on operations.
• Coordinate with external vendors on defect rectification, repairs, and soft services performance.

Required Qualifications

Education

• Bachelor’s degree in Civil Engineering, Building Management, Facilities Management, or related field.

Experience

• Minimum 5 years’ experience in building maintenance or facilities engineering within:
  • semiconductor,
  • large manufacturing sites, or
  • high‑occupancy (>3,000 occupants), 24/7 facilities.
• Strong track record in defect management and contractor supervision.

Technical Skills

• Strong knowledge of civil/structural systems, building maintenance, asset lifecycle management.
• Experience with CMMS and preventive maintenance planning.

Soft Skills

• Proactive, detail‑oriented, and able to respond quickly to urgent building issues.
• Strong communication, documentation, and coordination capabilities.
• Comfortable working in a demanding 24/7 manufacturing environment.

• Working Hours: Monday – Friday, 8:00 AM – 5:00 PM (Supports 24/7 operations)
• Salary Range: RM 7,500 – RM 9,000
